All of the booking platforms have their own benefits and disadvantages. We are premier status and super hosts with both platforms because we work hard to make your stay as great of a vacation as we can.
By booking direct, you save money on the fees that Airbnb and VRBO charge and we provide the same great service regardless of how you book. We are excited to host you however you decide to book!
To receive a full refund, guests must cancel at least 30 days before check-in. They can also get a full refund within 48 hours of booking if the cancellation occurs at least 14 days before check-in. If a guest cancels between 7 and 30 days before check-in, they receive 50% refund off of the total value. There are no refunds for cancellations less than 7 days ahead of arrival.
When you initially book, you will be charged 50% of the total charge, and the last 50% will be charged to the same card a month prior to your arrival date. A hold for the damage deposit (usually $500) is placed on your credit card upon your arrival and released 10 days later.
For the safety of our cabin, and other guests, we do not provide the address until the day prior to your visit. The cabin is close to the intersection of Savage Garden and Highland Rd for planning purposes: https://goo.gl/maps/E1Mbua9TfsXfR6uP7
The day prior to your arrival, you will be send a personal code for the front door. You do not need to “check-in” – just arrive at the cabin after the check-in time (usually 4pm) and enjoy!
We provide all linens, bath towels, and starter soaps and shampoos for each bathroom. If you have a longer stay, or specific brands you like, please plan to provide those yourselves.
The parking is a gravel lot. There is a ramp up to a side entrance, and the main area (kitchen, living room, bedroom) are all on the same level. There is a threshold step down to the game room. There is also a ramp leading to the backyard, and the backyard area is gravel as well.
Yes! There is a full size washer dryer for your use. (bring your own detergent)
Yes! My mother (active 74 yo) and my 2 girls (8 & 10) have all walked to Gatlinburg, and on to the National Park Welcome Center (2.5 miles one way) with no problems. However, the road to the cabin is short, but steep. If you wouldn’t climb up 4 flights of stairs, then you might not want to make the steep walk up to the cabin.
The Overlook has an ideal location – 1/2 mile to the Parkway (at the Nantahala Outdoor Center)
- 0.7 Miles to the entrance of the Great Smoky Mountain National Park (avoiding Gatlinburg Traffic)
- 1 Mile to the Gatlinburg Skylift Park and Space Needle
- 2.5 Miles to the National Park Welcome Center
- 6 Miles to Rocky Top Sports World (15 min drive)
- 7.4 Miles to the Dolly Parton Stampede in Pigeon Forge (17 min drive)
- 9.5 Miles to the Island in Pigeon Forge (20 min drive)
- 10 Miles to Dollywood (22 min drive)
There is a charcoal, park style grill out front near the parking spaces. You will need to provide your own charcoal.
We provide high speed internet through Spectrum with download speeds tested to 325 Mbs. This is fast enough to stream in 4k (needed 50Mbs), do a zoom call (needed 3Mbs), stream games (needed 6-8Mbs) or all at the same time! Plenty of speed for everyone in the cabin.
All of the TV’s are smart TVs that stream live programming through the Spectrum App on each TV. We have the Spectrum TV select package. Please feel free to login to your own streaming services as well, but log out upon departure, and delete if you had to download the app.

Parking is provided in front of the cabin on the gravel. It should fit 4-5 vehicles comfortably. Please be mindful of the neighbors who live here full time and don’t block access to their driveway or the trash bins.
We DO NOT allow smoking inside the property as the smell of smoke can remain on the property for weeks. Also, future guests can have allergies, so please be courteous for them as well.
If you choose to smoke outside, you must clean up and properly throw away your cigarette butts.
If you smoke inside the cabin, there will be a $200-$500 charge depending on the damage. This rule is strongly enforced! Please don’t do it!!
