The Overlook is located next to the Great Smoky Mountain National Park. Wildlife, including black bears, frequent the area looking for food. While black bears are typically shy and can be scared away easily by yelling, do not provoke or approach a bear. Be especially mindful of bears with cubs as this can make them more protective and aggressive.
This is a reminder to keep all food inside (including coolers), or in the bear-proof trash bins and all doors of the cabin closed at all times. Also, be sure to lock your car doors- bears are capable of opening the car door when smelling food inside.
Most importantly; DON’T FEED THE BEARS. This increases their boldness and can lead to dangerous situations for you, other people and the bear. It is also illegal and enforced.
Don’t be alarmed or concerned- bears are simply looking for easy snacks and tend to retreat quickly around humans. However, I wanted to reiterate these bear safety measures. 🐻
More information can be found here:
We DO NOT allow smoking inside the property as the smell of smoke can remain on the property for weeks. Also, future guests can have allergies, so please be courteous for them as well.
If you choose to smoke outside, you must clean up and properly throw away your cigarette butts.
If you smoke inside the cabin, there will be a $200-$500 charge depending on the damage. This rule is strongly enforced! Please don’t do it!!
You were provided a specific door PIN and instructions via the booking platform as well as via text message before your arrival. Type that code to unlock the front door.
Please lock the doors of the cabin each time you leave (press the lock symbol on the keypad to lock).
In the case of no battery power, there is an emergency backup key. Please text or call us to access it.
All of the TV’s are smart TVs that stream live programming through the Spectrum App on each TV. We have the Spectrum TV select package. Please feel free to login to your own streaming services as well, but log out upon departure, and delete if you had to download the app.

We strive to make our cabin feel like your home away from home. To ensure you have everything you need for a comfortable stay, we provide a starter set of essential supplies. However, for any additional or specific items you might require, such as extra trash bags, laundry pods, or dishwasher pods, we recommend bringing them with you. If you happen to run out or need something unexpected, Old Dad’s General Store is conveniently located just at the bottom of the hill and stocks a wide range of supplies.
Main floor living room has a gas fireplace. It has a wall mounted timer on the left; it automatically turns on when you start it (after a 20 second delay), to turn it off manually, just dial it back to zero.
Please make sure the fireplace is off when leaving the cabin!
Parking is provided in front of the cabin on the gravel. It should fit 4-5 vehicles comfortably. Please be mindful of the neighbors who live here full time and don’t block access to their driveway or the trash bins.
We provide high speed internet through Spectrum with download speeds tested to 325 Mbs. This is fast enough to stream in 4k (needed 50Mbs), do a zoom call (needed 3Mbs), stream games (needed 6-8Mbs) or all at the same time! Plenty of speed for everyone in the cabin.
Please use the firepit in the backyard responsibly. Wood is available at most gas stations, convenience stores and grocery stores in the area. As you leave or go to sleep, please be sure the fire is completely extinguished and the spark screen is placed over top of it.
Please check here to see if the county (Sevier County) is currently under a burn ban: https://www.tn.gov/tnwildlandfire/prevention/safe-debris-burning/burn-bans.html
If there is an active burn ban in place, then you may not use the firepit.
To maintain the highest standards possible, we drain, clean and refill and add chemicals to the hot tub between each guest’s visit.
However, due to possible time lapses since the prior guest or possible unauthorized use of this tub, we cannot warrant the condition of the hot tub. Chemicals are used to maintain and correct Ph balance. USE AT YOUR OWN RISK. The owners and management are not liable for any allergic reactions such as rash, infection, or discoloring of swim attire or damage to jewelry. If in doubt, do not use.
- Please be sure to latch the door to the hot tub area back upon exiting – this keeps the bears from learning the backstroke, and destroying the hot tub.
- Please shower before your use the hot tub. Never use soaps, bubble baths, lotions or oils in the tubs. They may harm the motor and cause bacteria to grow. You will be charged for replacing the filter is soap is found in the hot tub filter.
- It is best, and usually more fun, to have someone in the hot tub with you. If you are in the spa alone, make sure someone in the cabin is aware that you are in the tub and how long you have been in it.
- Water attracts children. NEVER allow a child to be in the hot tub unattended. Children under the age of 6 are not allowed in the hot tub for their safety.
- Do not use the hot tub if you are pregnant or have a medical condition such as heart problems, high or low blood pressure, diabetes, or other health issues.
- Alcohol and drugs can be dangerous while using a hot tub. Immediately leave the hot tub if you feel uncomfortable or sleepy. Alcohol, drugs, and medication may impair your judgment and you could become unconscious and drown.
- Do not use the hot tub if you are taking medication that makes you drowsy or affects your circulation.
- Be aware of the amount of time you have been in the tub. Soaking in the warm water can raise your body temperature to dangerous levels. 15 minutes in water no warmer than 104° is considered safe.
- Please do not use glass containers in or around the hot tub.
- Do not use if you have an open wound, cut or infection.
- No electrical appliances in or close to the hot tub.
- Do not sit or stand on the hot tub cover. If the lid is damaged during your stay there will be a $400 replacement cost.
We have provided towels for each guest to use inside the property. If you feel like some are missing, please let us know.
We have provided a hairdryer; please place them back when used.
The laundry room is located on the bottom floor.
DO NOT flush feminine pads, tampons, baby wipes, or flushable wipes down the toilet. This can damage the plumbing and lead to an all-around bad vacation for everyone!
There is a charcoal, park style grill out front near the parking spaces. You will need to provide your own charcoal.

Every couple of months the arcade game needs to be reset. The instructions are pretty straightforward, and you are welcome to do it yourself to get it up and running again!
Here is how to reset the arcade game:
On the back of the console, there should be a phillips head screwdriver velcroed to the back. Use that to unscrew two screws on the top of the panel
https://rb.gy/11por
Looking down from the top, near the left side, there is a yellow reset button that you have to hold down to reset the unit.

It may take a few minutes to boot back up- don’t press anything and it should boot up fine.
While it reboots, please be sure to replace the screws and put the screwdriver back behind the console.
Sorry about the inconvenience, but let me know if that works for you, or if you have any questions! Have a great stay!
We will send you a message the day prior to check-out with this information.
Check-out time is 10am. We ask that you help make the cleaning streamlined so the next guest can arrive on time:
- Fill and run the dishwasher
- Place the electrical equipment back as you found them, including any cords
- Take the trash to the outside bin, make sure the metal cage is securely closed. If you have trash that won’t fit in the bin, leave it inside the cabin- do not leave trash outside and not in the metal cage.
- Please place all towels in a pile in the bathroom
- Turn off TV’s, lights, fireplaces, and lock the house as you leave
- Take a look around the cabin and make sure you are not leaving behind any personal belongings
If anything minor was broken or a spill occurred, please let us know so we can correct it prior to the next guest’s arrival.
